Developer adds flair to home features

Some housing plans at Monarch Ridge Estates will have home theaters, guest houses

Developer Todd Stratton hopes to introduce the Las Vegas Valley to a unique gated community with his new Henderson-area project, Monarch Ridge Estates.

Stratton is the founder and president of Todd Stratton Homes, a subsidiary of The Stratton Group, and said the new development will offer residents lots of space and some unexpected amenities.

The project, set on approximately 15 acres of land just off Lake Mead Drive near Lake Las Vegas, is expected to house 15 single-family homes ranging in size from 4,000 to 6,500 square feet. Christy Stratton, executive vice president of The Stratton Group, said the homes will be available with seven different floor plans with four exterior design options: Spanish Mission, Santa Barbara, Santa Fe and Tuscan.

Monarch Ridge Estates' standard features will include hand-textured interior walls, Viking kitchen appliances, granite counters and custom cabinets, Kohler sinks and Moen faucets and three-car, attached garages. Some of the layout plans also will include options for recreational vehicle and watercraft garages, standard home theaters and casita guest homes.

Each residence will sit on a parcel of land from three-quarters of an acre to just over 1 acre. Stratton thinks Monarch Ridge Estates is the only 1-acre lot community of its type in the valley.

The residences currently range in price from about $1.4 million to $1.7 million. The Strattons expect the community to be completed by mid-2007.

"Monarch Ridge Estates is similar to what you see with the building in homes in Anthem and Southern Highlands," Stratton said. "With the seven different plans and four elevations, you can have any of 28 combinations."

Stratton said his group has been working on Monarch Ridge Estates for about eight months. Though he was previously regional president of American Premium Homes, he said this is the first residential project Todd Stratton Homes has taken on.

The land Monarch Ridge Estates sits on is owned by Coronado South LLC. Company staffers asked Stratton if he'd be interested in developing the area. The Strattons said the Monarch Ridge Estates project is unique not only because of the size of the lots, but because of the views and architecture the development offers.

"You have phenomenal views of the city from each of these lots, and some of the lots were built up just for that purpose," he said. "And the architecture is really interesting. With both the one- and two-story homes, you have extensive use of stone in the interior and exterior, courtyards, walk-out verandas. It's a really fun project."

Christy Stratton said Todd Stratton Homes is hoping Monarch Ridge Estates' proximity to Lake Mead, Lake Las Vegas and shopping and gambling in the area will help the development draw out-of-towners looking for second homes, as well as residents.

"People have different tastes, and we're hoping to find a little something for everyone with these homes," she said.
