ZONING
At its Nov. 16 meeting, the Henderson Planning Commission voted to:
Amend a master sign plan to allow for revised signage at 1100 E. Lake Mead, in the Valley View Planning and Eastside Redevelopment Areas.
Amend a master sign plan to allow a 100-foot flag pole and additional wall signs at 1395 E. Lake Mead Drive, in the Calico Ridge Planning and Tuscany Redevelopment Areas.
Approve the extension of time for a 232-lot (216 residential and 16 common) residential subdivision on 65.6 acres at the northeast corner of Bermuda Road and St. Rose Parkway, in the Westgate Planning Area.
Amend a previously approved tentative map on 207.7 acres south of Anthem Club Drive and east of the Anthem Country Club, in the Anthem Planning Area.
Amend a previously approved tentative map to increase the number of lots from 50 (48 residential/2 common) to 59 lots (56 residential/3 common) and increase the size from 27.8 acres to 29 acres, north of Lake Mead Parkway and east of Lake Las Vegas Parkway, in the Lake Las Vegas Planning Area.
Approve the A 1-lot commercial subdivision on 7.8 acres at the southeast corner of Arroyo Grande Boulevard and I-215, in the Green Valley Ranch Planning Area.
Continue to the Dec. 14 Planning Commission meeting a 1-lot commercial subdivision on 5.1 acres north of Lake Mead Parkway and east of Duncan Way, in the Calico Ridge Planning Area.
Recommend approval for a petition to vacate a patent easement in the southeast quarter of Section 24, Township 22 South, Range 61 East, M.D.M., west of St. Rose Parkway and Paseo Verde Parkway, in the Westgate Planning Area.
Recommend approval for a petition to vacate a portion of Keokuck Street in the Southwest Quarter of Section 33, Township 21 South, Range 63 East, M.D.M., northeast of Lake Mead Parkway and Olsen Street, in the Calico Ridge Planning Area.
Recommend approval for a petition to vacate road and utility easements reserved in Document 169 Instrument No. 135006 in the southeast quarter of Section 24, Township 22 South, Range 61 East, M.D.M., northeast of Ivanpah Drive and Jessup Road, in the Westgate Planning Area.
Continue to the Nov. 30 Planning Commission meeting an ordinance to amend Title 19 of the Henderson Municipal Code amending Section 19.7.2, use standards, for the purpose of updating the ordinance to revise guidelines and development regulations for townhouse and condominium conversions and other matters related thereto.
Continue to the Nov. 30 Planning Commission meeting rezoning from RS-1A (Low-Density Residential) to CN-PUD (Neighborhood Commercial with Planned Unit Development Overlay) on 5 acres north of Lake Mead Parkway and east of Duncan Way, in the Calico Ridge Planning Area.
Approve the park and recreation facility, architecture and site plan for a park and recreation facility located at 1400 Foothills Village Drive, in the MacDonald Ranch Planning Area.
Approve a retail sales/rental (secondhand goods) at 600 West Sunset Road, Suite 105, in the Midway Planning Area and Eastside Redevelopment Area.
Approve a reduction in the side-yard setback from 10 feet to 4 feet 6 inches at 732 Emden St., in the Foothills Planning Area.
Continue indefinitely at the request of the applicant rezoning from CC-MP (Community Commercial with Master Development Plan Overlay) to CA-MP (Auto Mall Commercial with Master Development Plan Overlay) and amending the Eastgate Master Plan's design guidelines to allow new car sales on 7.1 acres at 1100 Warm Springs Road, in the Whitney Ranch Planning Area.
Continue to the Dec. 14 Planning Commission meeting a proposed rezoning from RH-36-RD (High-Density Residential with Redevelopment Overlay) to RM-16-PUD-RD (High-Density Residential with Planned Unit Development and Redevelopment Overlays) on .3 acres at 450 Rexford Ave., in the Eastside Redevelopment and Pittman Planning Areas.
Recommend final approval for rezoning from RS-6-H-MP (Low-Density Residential with Hillside and Master Plan Overlays) to RS-6-H-MP-PUD (Low-Density Residential with Hillside, Master Plan and Planned Unit Development Overlays); and B) A 112-lot (103 single-family and 9 common) residential subdivision; on 79.7 acres southeast of Lake Las Vegas Parkway and Grand Mediterra Boulevard, in the Lake Las Vegas Planning Area.
Approve the A) Eating and drinking establishment (tavern); B) Reduce the front landscape buffer width from 25 feet to 8 feet, the rear landscape buffer from 15 feet to 4 feet, the required parking from 125 spaces to 111 spaces, and the overall site landscaping requirement from 15 percent to 8.3 percent; and C) Retail Center; on 1.8 acres at 1110 E. Lake Mead Parkway, in the Eastside Redevelopment and Valley View Planning Areas.
Approve the short-term mining and processing facility (rock crusher) southeast of Dawson Avenue and west of US 95, in the Mission Hills Planning Area.
